The Apartment 🛏

What equipment is not available?
Is there enough storage space for my luggage?

There is a wall closet in the hallway. Also, there is additional storage space under your bed.

What is the size of the bed?

In our 1-room apartments, the box spring bed is 100x200 cm.

In the Captain's Suite (our 2-room apartment), the box spring bed is 180x200 cm.

Is an elevator available?

Yes, although there are still a few stairs you need to take to get to your apartment.

Is car parking available?

There is a private parking lot right in front of the building, which you can book separately with us (32 EUR/month).

What about the neighbourhood?

The apartments are located in Hamburg-Osdorf, a part of town that is considered safe, green, and quiet.

How far is it from DESY?

It's a 3-minute bus ride, 6 minutes by bike, or 21 minutes to walk (from your door to the DESY entrance at Notkestraße).

How far is it from the city center?

From your apartment to the central station takes 33 minutes (including walking time to the next bus station, taking the bus for 6 minutes to the train station "Klein Flottbek", then the train for 19 minutes).

The Contract 📄

What is the minimum stay?

We require a minimum stay of 6 months. We prefer applicants who want to stay longer.

What is included in the rent?

The rent includes all utilities, so there is no need to worry about the following:

What is not included in the rent?

Not included in the rent is the mandatory German TV licensing fee ("Rundfunkbeitrag"). We are happy to take care of the registration process and forward the fee for you.

Also, you will be charged extra if you need a car parking space.

Can I register at this address (Anmeldung)?

Yes, you will get the landlord confirmation letter ("Wohnungsgeberbestätigung") when you move in (provided the rental deposit has been paid). Also, your name will appear on signs on your mailbox and doorbell.

Can the security deposit and first rent be paid in cash?

Yes, and you will get a receipt if you pay in cash.

What is the final cleaning fee?

There is a one-time fee that is to be paid when you move out.

What about the cancellation period?

If you are on a contract with a fixed end date, you do not need to cancel the contract.

If you are on a contract with no end date, you must submit your cancellation three months before your move-out date.

What if I want to extend my stay?

If you are on a contract with a fixed end date and want to stay longer, just let us know (ideally as soon as possible, but not less than 4 weeks before the scheduled move-out date) and we will be happy to work out an extension contract with you.

The Booking Process ✍

What documents are required?

We need the following documents:

  1. Work contract
  2. Proof of salary
  3. Copy of your identification (ID) or passport and/or visa
How does the booking process look like?
  1. First, we will inspect your documents (see question above).
  2. Before booking, we offer a Zoom call to get to know each other and answer any open questions.
  3. If everything fits, we agree on a move-in date and sign the rental contract.
  4. On move-in, you are required to pay the security deposit and a full month's rent.

Your Move-In 🚚

Will we meet in person?

Yes, we will meet you in front of the building, take you to your apartment, and then explain the most important things.

Can I move in on a Sunday?

Yes, but be aware that most shops (and the entire EEZ shopping center) are closed on Sundays and public holidays.

How does the move-in process look like?
  1. We will meet you in front of the building.
  2. We will take you to your new apartment and explain the most important things.
  3. We will both sign the contract.
  4. If you haven't done it, you will pay the security deposit and a month's rent.
  5. We will create an inspection report ("Übergabeprotokoll"), which describes the state of the apartment.
  6. You will get your keys to your apartment and your mailbox.

Note if you are moving in on a Sunday: Be aware that most shops (and the entire EEZ shopping center) are closed on Sundays and public holidays.

How do I pay the security deposit and the first month's rent?

Ideally, you would bank transfer the security deposit and the first month's rent a few days earlier (note that money transfers between banks might take 1-2 days). Some tenants prefer to pay it in cash, so they don’t have to transfer money before they move in.
